Illinois Real Estate Agents are required by Law to accept and present all offers submitted by agents, as a result, we make it a priority to notify you of an offer and forward a copy of the offer to you as soon as we receive one. All offers that arrive via fax are automatically converted to an electronic file and immediately emailed directly to you.

$199 FLAT FEE - HOW IT WORKS
We understand that you, as the owner, know your home better than anyone else. With our flat fee program and guidance, you can save thousands in commission by doing most of the work performed by a traditional listing agent yourself. Your primary responsibilities include determining your sales price, taking calls and showing the property. If an agent brings you a qualified buyer, all you pay is the buyer's agent portion of the commission at closing, this amount is determined by you upon activation of the listing (typically between 2% - 3% if you want to be competitive with other listings in the MLS). If you sell the property yourself (without the assistance of a buyer's agent), you pay NO commission.
We list your property on the Midwest Real Estate Data (MRED) MLS, formerly know as MLSNI and MAP. The MRED services Chicago and all of the Northern Illinois suburbs. If your property is located in one of the following counties then the MRED is the MLS you need.

Why choose Affordable Realty (ARG) flat fee service over a full service broker?
A full service real estate office will give you their market value, list your home on the MLS, schedule all your showings and negotiate your sales contract on your behalf. Full service usually charges from 5-6% of the sales price at closing which is usually split in half between the buying and selling offices. Our program which is ONLY $199 flat fee also lists your home on the MLS, and many popular websites for maximum exposure. In return, you will show the property and assume the duties of the full service realtor to save thousands and thousands of dollars. You only have the pay the buyer's agency a commission if the transaction closes. If you sell your property on your own then there are no commissions due
 
What should I offer to the Buyer's Agency for a commission?
Usually the Buyer's Agency receives anywhere from 2-3% of the sales price. Remember this amount is only due at the closing which will be netted from your proceeds.
 
Can I still sell my home by myself even if it is on the MLS?
Yes, you may sell the home on your own. If this occurs you would own NO Buyer's Agency commissions.
 
Is this the same MLS that all realtor's use?
Yes, this is the largest database for properties in this area. It is the same MLS that over 40,000 realtors use on a daily basis.
 
Will the MLS help me sell my home?
Yes, since the MLS helps sell over 75% of the area homes. All active agents use this database to find their buyer's potential homes, and gives it very good exposure.
 
How much exposure will my home get?
Your home will get on several sites besides the MLS like; realtor.com, homes.com, yahoohomes.com, msnhomeadvisor.com, and many more. All calls from these sites will be directly connected with you
 
What if I need to make a change information or price?
Our office is here to support you. If you need to make any changes just click the SUPPORT button above. You can then email or fax that change, and your information will be updated within 48 hours.
 
Do you need an attorney?
It is highly recommended that you hire an attorney at the time of executing a sales contract. The attorney will assist you in reviewing all documents and representing you at the closing.
 
Does ARG hold earnest money?
On the flat fee services we do not hold earnest money. You must make arrangements with your attorney or the buyer's attorney.
 
Is there a cancellation fee?
NO, there is no fee to cancel. You may cancel at any time.
 
Do I have to use your yard sign?
No, you can use your own if you want. However, some realtors will not show your home if they feel you are selling By Owner. Remember, even if you use our sign your number is on it, so all calls will go to you directly.
